Visualizing a complete residential community before construction — 105 homes for Carmichael Homes on Main Street, Cowie.
Project Overview
This private housing development was prepared for Carmichael Homes on Main Street, Cowie. The approved proposal includes 105 homes, with several house types, accessible bungalows, cottage flats, landscaped areas, pedestrian routes and a children’s playpark. Mamaar Studio produced photorealistic renderings and a complete architectural animation for marketing and design review.

01The brief
Objective
The Client’s Objective
Mark wanted to present the future development clearly to buyers and stakeholders before construction. The houses had already been designed, so our work had to follow the supplied plans, elevations, plot positions and site layout. The visuals were also used to compare and finalize exterior materials.
Constraint
Working With an Approved Design
This was not a conceptual project where we could redesign buildings for more attractive images. Every house needed to match its architectural drawings and remain on its assigned plot. Our role was to turn the approved technical information into an accurate and convincing visual presentation.
02Site & terrain
Terrain
The Terrain Challenge
The development sits on significantly varying ground levels, with finished floor levels ranging from approximately 41.85 to 49.30 metres. We modeled the complete terrain and placed each property at its specified height. Roads, paths, driveways, gardens and surrounding landscape also had to follow the changing levels naturally.
Finishes
Material and Finish Review
The client used the renderings to evaluate several exterior material combinations. We reviewed rendered walls, brick accents, roof finishes, windows, doors, paving and boundary treatments. Seeing the finishes across the whole neighbourhood helped Mark make more confident material decisions before construction.
03Community
Playpark
The Children’s Playpark
Mark wanted the playpark to appear safe, open and welcoming for families. We tested several fence options to provide protection from nearby roads without making the space feel enclosed. The final solution maintained visibility for parents while clearly separating the play area from vehicle movement.
04Renderings & animation
Animation
Photorealistic Renderings and Animation
The aerial rendering presented the complete development, including housing distribution, roads, landscaping, communal areas and changing terrain. Street-level views showed how residents would experience the neighbourhood at a human scale. The animation connected these perspectives and communicated how the entire community would function.
The Final Outcome
Mark received a complete visual account of the development before construction began — a full terrain model with every property set at its specified level, photorealistic aerial and street-level renderings, and an architectural animation connecting the two.
The visuals supported both marketing and the final review of exterior finishes, allowing material decisions to be confirmed across the whole neighbourhood rather than plot by plot, and giving buyers and stakeholders a clear view of the community before a single house was built.
